What is material information in property listings?
Material information is the information a buyer or tenant needs to make an informed decision, set out by National Trading Standards in Parts A, B and C — from price, council tax band and tenure through to utilities, parking and flood risk. Omitting it from a listing can be an unfair commercial practice.
Why not just use ChatGPT for property descriptions?
Generic AI writes attractive prose but has no concept of UK portal requirements. It will happily produce a listing with no council tax band, tenure or EPC — the fields Rightmove now expects. NippyListings appends a structured material information block to every description.
